Repairs with tenants still in the building
We tell your contact which areas lose water and for roughly how long, so tenants hear before we isolate. If a full shutdown is needed for the final repair, we can make the leak safe first and plan that shutdown for a quieter time.
- Main and section valves located first
- Tenants warned before the water goes off
- Wet electrical points flagged for our electricians
- Dug-up areas barricaded and kept safe
- Supply tested after the repair

Facilities FAQs
Burst pipe questions from building managers
Does the repair include fixing the ceiling or paving?
Not automatically. The pipe repair comes first. Restoring ceilings, paving or tiles is quoted as a separate item.
Can you repair it without cutting water to the whole building?
Usually, if there are isolating valves for that section. If there aren't, we may need a short full shutdown, and we agree the time with you. It is also a good moment to have section valves fitted.
Why did the pipe burst?
Age, pressure surges after a supply interruption, poor joints and ground movement are common causes. We tell you what we see, and whether nearby pipe is likely to fail too.
What should we do right now?
Close the main or the section valve, switch off electrical equipment near the water if it is safe to do so, and call 011 791 6121.
