Intermittent faults
Find the cause once, stop paying for repeat visits
A breaker that trips every afternoon, plugs that die when the kitchen gets busy, lights that flicker on one floor. Our electricians test circuit by circuit until they find the cause, photograph it and quote the repair.

Scope
How we track a fault down
-
Pattern first
We start with your record: when it trips, which floor, what was running. A facilities log or a tenant complaint is a good place to begin.
-
Circuit-by-circuit testing
Insulation, earth leakage and load checks on the affected circuits until the cause shows itself.
-
Landlord or tenant side
We tell you whether the fault sits in the building's installation or in a tenant's equipment, so the right party deals with it.
-
Faults that come and go
If it isn't happening while we are there, your notes on when it happens guide where we test.
-
Machinery and specialist kit
We test the fixed wiring and the supply to a machine. Faults inside the machine stay with its supplier or technician.
-
Repair once found
The repair is quoted for approval as soon as the cause is clear. Small fixes are often done on the same visit.
On site
Fault finding in a building that stays open
Most testing needs the affected circuit off for a while. We take one circuit down at a time where we can and agree any wider shutdown with you first. When trading can't stop, we can test before opening or after closing.
- Your fault log or tenant reports to hand
- One circuit off at a time where possible
- Restricted areas and escorts arranged
- Board schedules from your maintenance file
- Results explained before you approve repairs

Facilities FAQs
Fault-finding questions from maintenance teams
The fault has stopped. Is a visit still worth it?
Yes, if it keeps coming back. Tell us when it happens and what was running at the time. That history shows us where to test, even when everything looks fine on the day.
How long does fault finding take?
It depends on the pattern and how many circuits are involved. Labour is charged from the first hour, and if we find and fix the fault in that hour without materials, you pay nothing more for labour.
Will you tell us if tenant equipment is to blame?
Yes. If an appliance or machine is causing the trip, we show you which one and photograph it, so you can take it up with the tenant or the supplier.
Can someone off site approve the repair?
Yes. We photograph the findings and load them on our live electronic job card system, so whoever approves the spend can see them before saying yes.
