Leak detection
Stop paying for water you can't see leaking
A water account that keeps climbing, damp walls in a tenant unit or wet paving with no visible cause usually means a hidden leak. We trace it across the property, record what we find and repair the pipe, so the meter stops running.
- Section by sectionWe isolate blocks, floors or units to narrow the search

Scope
How we trace a hidden leak
-
Meter and usage check
We start with your meter readings and water accounts to confirm water is being lost, and how fast.
-
Isolating the supply
Shutting off blocks, floors or tenancies one at a time shows us which part of the property is leaking.
-
Visible signs
Damp walls, wet paving, mould and lifting tiles are checked against the likely pipe routes.
-
Tracer gas for buried pipes
Where the leak is under tile, concrete or paving, our tracer gas service can pinpoint it.
-
Access and repair
We open where the leak is, repair the pipe and test the line before closing up.
-
Making good
Restoring tiles, paving or plaster is quoted as a separate item so each cost is clear.

Leak tracing in tenanted buildings
Tracing a leak often means turning water off to parts of the building and getting into several units. We agree the order with you, tell tenants when their water will be off and restore supply between tests where we can. A managing agent or caretaker with keys saves a lot of time.
- Meter location and recent readings ready
- Tenant access arranged through your office
- Water shutdowns announced before they happen
- Drawings or old repair reports shared
- Units and common areas checked in an agreed order
Paperwork

Facilities FAQs
Leak questions from body corporates and landlords
Does leak detection include the repair?
Finding the leak and fixing it are quoted separately, but the same team does both. Making good tiles or paving is a third item, so you can see each cost.
Can you tell which unit the leak is in?
That is what isolating the supply section by section is for. The findings show the owner, tenant or trustees where the leak was.
When should we use tracer gas?
When the leak is under a slab, a tiled floor or paving and ordinary tracing can't pinpoint it. See tracer gas water leak detection.
Can it be found without breaking anything?
Sometimes there is no other way to reach the pipe. We open as little as possible, and only after you have seen the findings.
